Graduate Planner and Assistant Planner

We are looking to recruit a Graduate Planner and Assistant Planner. 

Following a period of growth Larkfleet Homes are looking at expanding our small, but dedicated planning team. We are looking to recruit two new planners, ideally one newly qualified and someone with a couple of years of experience working as a planner.

If you think you have got what it takes to work in a pressurised environment, working to tight deadlines to ensure we deliver the necessary consents and approvals to help deliver growth, then we would like to hear from you.

We are looking at both those who already have a few years’ experience and are now considering their next step in their planning career, as well as those just qualified and looking for their first planning job.

The work will involve working closely with colleagues in the Planning, Land, Architectural and Technical Teams in identifying potential development sites, carrying out site appraisals, preparing and submitting planning applications and getting details approved for the discharge of conditions.   

As well as liaising with internal colleagues the work will involve working closely with planning consultants as well as planning officers working for the Council.  

We operate throughout Lincolnshire from our base in Bourne as well in Cambridgeshire, Peterborough, Rutland and Nottinghamshire.  We have also expanded into Suffolk and Norfolk as well as the South West.

Salary is competitive.

Assistant Site Manager

We are looking to recruit an Assistant Site Manager. 

  • Must have a full clean driving licence.
  • Be able to work as part of a team.

Sales Manager

We are now looking to recruit a Sales Manager to achieve the agreed sales target at forecast price or better through the effective management of people, sites, and activities in line with the customer journey.

Responsibilities will include:

Sales Management 

  • Deliver the agreed volume for the financial budget and forecast, and communicate and review it when needed with the Managing Directors.
  • Communicate site targets to the Sales Advisors and review on a regular basis with construction staff.
  • Liaise with Sales Advisors to review offers, part exchange and shared equity schemes.
  • Recommend sales prices, incorporating market research, and knowledge of what has already been achieved on site.
  • Support the Company’s continuous drive to deliver excellent customer service by endorsing the customer journey, exceeding customer expectations, and leading by example.
  • Ensure the sales information centre is opened in a timely and cost effective manner.

Presentation 

  • Review site presentation with build/maintenance colleagues to rectify any outstanding items.
  • Ensure that the presentation of all sales sites, including the sales office, show home and stock units, are both internally and externally of a high standard.

Communication

  • Regularly communicate, and discuss, actual sales figures against financial forecast, to all personnel in your regional area.
  • Regularly communicate with Area Build and Site Build staff to ensure correct understanding on customer and plot issues.

Human Resources

  • Manage the recruitment and induction of new employees in conjunction with the HR Department.
  • Train, develop and coach members of the sales teams.

Qualifications/Skills/Experience

  • Ideally at least 2 years management experience working for a residential house builder within a sales environment.
  • Must have previous experience in new homes
  • People management and proven management ability.
  • Ability to handle complaints and difficult situations.
  • Excellent proven sales record, strong negotiation and sales skills.

You will need to be:

  • Physically fit, polite, punctual and professional.
  • Confident to work independently and also part of a team.
  • Able to think pro-actively and manage your work schedule well.
  • Very good time keeping and be extremely reliable. 
  • Hard-working and a keenness to work outdoors.
  • Good sense of customer service and easy to communicate with.
  • Happy to work in sometimes inclement weathers.
  • Neat in appearance, motivated and well organised.
  • Horticultural knowledge is required.
  • Gardening duties to include: Lawn care, digging, pest control/weed killing, hedge cutting, pruning trees and shrubs.
  • Full Driving licence.

Snagger

Your role will be to inspect homes prior to completion with a view to identifying any snagging that may have been missed. You will then arrange for work to be carried out so that they are finished to a high standard before being handed over to our purchasers. It is imperative that you have worked in the construction industry.

You will:

  • Be from a construction background and have a keen eye for snagging and finishing, and be methodical at getting identified issues rectified in a timely manner.
  • Be able to liaise on all levels to ensure effective communication is always maintained with all relevant trades and site staff.
  • Have a good understanding of building regulations, legal obligations and the construction industry.
  • Have excellent planning, organisational and interpersonal skills.
  • Engage with site staff and sub-contractors to coordinate works on-site. 

You’ll need a good work ethic, and want to drive customer satisfaction. You should be well organised and presentable.
