Help to Buy
First-time Buyer? Take advantage of the government-backed Help to Buy scheme and secure your dream home with a deposit of just 5%
Larkfleet is proud to be registered for the government’s newest Help to Buy scheme!
It helps those who need it most, first-time buyers. If you are eligible, you can reserve your new home now!
An Equity Loan
Under the scheme, the government lends homebuyers up to 20% (40% in London) of the cost of a newly-built home. Customers pay a deposit of 5% or more and arrange a mortgage to make up the rest. The equity loan is interest-free for the first five years.
Regional Price Caps
Help to Buy has different regional price limits, which means how much you can spend on your home will depend on which part of the country it is in.
|Region||Price cap for Help to Buy
homes April 2021 to March 2023
|Yorkshire and The Humber||£228,100|
|East of England||£407,400|
The Help to Buy equity loans are exclusively available to first-time buyers, ensuring that more people are supported in taking their first step on the property ladder.
How it works
Once you have found your perfect Larkfleet home (and made sure your chosen property/plot is participating in the scheme) you will pay a reservation fee of £500.
You will complete a Help to Buy application and once approved, will be given an ‘Authority to Proceed’ which means the purchase of your home can go ahead. You pay a deposit of 5% of the purchase price of your new home at exchange of contracts and arrange a repayment mortgage for the required amount.
Don’t worry – we can help you choose a Solicitor and Independent Financial Advisor to make sure everything runs smoothly. And before you know it, you’ll have the keys to your new home!
About the loan
You won’t be charged interest on the equity loan for the first five years. Interest fees start at 1.75% and rise each year in April by the Consumer Prices Index (CPI) plus 2%. You pay a monthly management fee of £1 for the life of the equity loan.
An equity loan is secured against your property in the same way as a repayment mortgage. You must repay the equity loan when you sell the home, pay off your repayment mortgage or reach the end of your equity loan term. You can, however, repay all or part of the equity loan any time before then.
To find out more about the scheme and how to apply, you can download the homebuyers guide to Help to Buy: Equity Loan (2021-2023) from the government’s website.
Help to Buy is subject to terms and conditions and is available on selected Larkfleet developments and selected plots only.
